We have 2.62 ngan land for sale with full Chanote land title deeds in Trat province. A Chanote title allows full ownership and possession rights over the land. This is the best type of title deed if you are planning to buy land in Thailand.
The land has been split into two equal plots of 1.31 ngan and is available as two investment options, either for one plot or both together. This gives you a number of options according to your budget and lifestyle. For example you can:

- Build two houses. Live in one and let the other out for steady rental income.

The plots are on a quiet soi and are approximately 500m from Ban Ao Tan-khu School, 1km from Ao Tan Beach, only 600m from Sun Sea View Marina and Santhiya Pier (private boat to Koh Chang), Koh Chang Ferry (5 minutes drive), and it’s only a 12 minute drive to Trat Airport (Bangkok Airways) with 3 flights a day to and from Bangkok.

Ao Tan Beach
The only approach by road drops down to reveal the beautiful, sheltered bay of Ao Tan Beach (4.2 rating on Google Maps) with clear blue water and idyllic views of Koh Chang Island.
On the beach road, there are a small number of bungalows for rent and seafood restaurants. It’s a quiet beach during the week that is generally frequented by local Thai’s on the weekend. Few foreign tourists know of Ao Tan Beach, as most of them head over to Koh Chang from the ferry terminals that are only a five-minute drive away.
This is our little, secret beach getaway and the reason we purchased the land in the first place! We planned on building a small place to escape too, but soon after we bought a farm and now have no weekends!
Sea Sun View Marina
The marina boasts wet and dry docks (at very reasonable rates) for all seagoing vessels. From the Santhiya Pier, a private shuttle boat transports customers from the mainland to the Santhiya Tree Koh Chang Resort (formerly Panviman).
Private transport can be arranged for pickup from Trat airport to the pier and onwards to the island from 800 baht per person.
Also, within the marina compound is the เออ ทะเล seafood restaurant and a small sandy beach.
Trat Airport
Owned and operated by Bangkok Airways, Trat Airport (TDX) currently has three flights a day to and from Bangkok Survarnabhumi. The airport is approximately 12 minutes by car from our plots of land in Ao Tan.
Residents of the province can apply for a Trat Privilege card and make huge savings on flights.
It’s recently been announced that Trat airport is to extend the runway from 1,800 m (5,905 ft.) to 2,100 m, allowing TDX to receive jet-powered airliners and International flights. Work is due to start in 2025 and finish mid 2026. Land prices in the area are expected to rise as the area opens up for more tourism.
Koh Chang Ferries
Koh Chang Island is serviced by two ferry companies that run multiple times per day. Koh Chang Ferry takes approximately 30 minutes between Ao Thammachat on the mainland and Ao Sapporot on the island.
Center Point Ferries also run multiple times per day and if you are a local you can also apply for a discount membership card.
Koh Chang Bridge
A feasibility study is currently underway to build a bridge to Koh Chang from either Ban Yai Mom-Ban Nong Tien in Laem Ngop district or Ban Thammachat Lang near Laem Ngop Pier. The study is expected to finish in 2026 and if the green light is given, the B10THB project will connect the mainland with the island by 2033.
With the Trat airport extension and serious talk of a land bridge to the largest island in the area, Trat is certainly looking ripe for opening up and more investment which can only mean one thing for the price of land in the area.
Laem Ngop Immigration
For expats looking to find a quiet place to retire, your 90-day visit to immigration will be a breeze with the local immigration office only a scenic 10-minute drive away in Laem Ngop.
